Why Build Modular ?

Definition:

     Modular Homes are sectional prefabricated system-built buildings or houses that consists of multiple modules, units, or sections which are built in a controlled facility and then delivered to their intended site of use where they are assembled into single or multiple residential buildings.

Advantages:

     *  Speed of Construction:
              Modular construction allows for the building and the site work to be completed simultaneously, reducing the overall completion schedule by as much as 50%.  That equals a faster return on investment

     *  Built in a Controlled Facility:
              Assembly is done indoors out of the weather, which increases work efficiency and avoids damaged building materials.

     *  Favorable Pricing:
              Large-scale manufacturers can effectively bargain with suppliers for discounts on materials.

     *  Low Waste / Environmental Friendly Construction:
              While waste from a traditional (stick-built) home dwelling may typically fill several large dumpsters, construction of a modular (system-built) dwelling generates much less waste.  There is also a lot less site disturbance compared to a traditional (stick-built) dwelling.

     *  You Build Your Dream
              You decide what your house looks like from the inside out.  You can choose everything in your house from the ceiling height to the size of your toilet or you can just use the standard plans that the builders give regularly and make it look the way you want at a later time.  You will also decide what the outside looks like from the color of your shingles to the vinyl siding or brick you want your dream home to have.  Bottom line, this is your home and you design it the way you want.

Furthermore:

     A small custom traditional (stick-built) builder cannot compete with a modular (system-built) home builder's financial leverage because of the economy of scale that production in an efficient factory setting with skilled craftsmen and precise machinery allows.  Modular (system-built) home value is therefore as great as a traditional (stick-built) home.
     When the modular (system-built) home is permanently installed on the foundation, it becomes real property.  Modular (system-built) homes appreciate at the same value as a traditional (stick-built) home.  In fact, The Fannie Mae "Appraisal Guidelines for Modular Housing" provides that when establishing the value of a modular (system-built) home, the appraiser may utilize comparable traditional (stick-built) homes in the appraisal.

Southern Style Developing, LLP. Homes Are:

     *  Built to the same state code as a traditional (stick-built) home.  This is usually a state adopted version of the international residential code or the international building code.

     *  Not built on a permanent metal frame or chassis.  Our homes are designed and constructed using a wooden floor system, then transported to the job site on a flat bed trailer, and then lifted into place by a crane.

     *  Installed on a permanent, load bearing perimeter support foundation identical to the foundations used for any traditional (stick-built) home and is designed not to be moved once it is installed.

     *  Financed using conventional mortgage financing.  The same lenders who finance the purchase of traditional (stick-built)  homes provide mortgages for modular (system-built) homes.

     *  Generally permitted in the same residential zones and subdivisions as traditional (stick-built) homes.
